How can owning a paid off townhouse help me buy a house?

jenny c asked:

I live in a San Diego suburb where prices are falling.

My husband and I will have our 1700 square feet townhouse paid off in a few months.

We are planning to have a baby soon, but would like to buy a single family home (with a yard!) within 6 years for our future family.

We only have about $50,000 in savings to use as a down payment, could we still buy a home in a few years if they prices are a lot lower?

We will own our townhouse outright and have no other loans (equity, car, etc.).

We also have nearly perfect credit.

We are planning to rent out our townhouse and put that money towards the new home loan.

How can owning a paid off townhouse help me buy or qualify for a house?

Fitness: Boredom Busters

Nicholas Tan asked:

One of the biggest obstacles to staying on track for fitness is losing motivation. People are just starting an exercise program can find themselves quickly tired of the same routine. Keeping exercise appealing and maintaining a good fitness perspective is key to long-term success.

If you have to watch the exact same episode of your favorite television show every day for the rest of your life, you would probably be banging your head against the wall by the end of the week. You would change the channel, pick up a book, or do anything you could to avoid something you once enjoyed.

Yet, many people starting on a fitness program feel compelled to follow the same routine, day after day after day, and consequently fall off the exercise wagon due to sheer boredom.

That is why, most people would want the services of a fitness trainer in order to provide them the different portions of the fitness program in a more livelier style.

Fitness trainers are actually those who are expert in analyzing and creating a fitness program that is right for you. They are the ones who will calculate your appropriateness to a certain program with regards to your “fitness level,” create the program according to your specific needs, and keep you stimulated and inspired by giving you activities that will not bore you.

But then again, as with other entities included in the fitness world, not all fitness trainers are created equal. They may vary from the different trainings that they have, the health education they have acquired, and the skills that they have learned.

Hence, it is important to consider some factors that will determine if a certain fitness trainer is right for you. Here is how:

1. Certification

Like any item or product, the quality is sometimes measured and determined through the certification that goes with it. Hence, before you choose your fitness trainer, it is important to verify if the trainer is duly certified by a highly regarded fitness association.

It is also best to choose a trainer that has a CPR certification or first aid qualifications.

2. Education/Trainings

Be sure to choose a fitness trainer who had acquired an adequate training and education as far as health and physical fitness is concerned.

Even though it is not necessary, trainers who have acquired education connected with health or any other related field will definitely have an edge over the others.

3. Knows how to give the right attention

A good fitness trainer should know how to provide his or her client an undivided attention whenever their session is going on. In this way, the trainer will be able to focus more on the details that needs attention and immediate considerations.

4. Knows how to track development

It is best to choose a fitness trainer that knows how to track his or her client’s progress as far as fitness is concerned.

In this way, the trainer will be able to generate new activities and trainings designated for a particular result of the client.

5. Good Personality

Since you will be dealing most with your fitness trainer, it is best if you will look for somebody with a pleasing personality, somebody whom you can be comfortable. It is best to hire the services of somebody whom you can easily get along with.

Boiled down, the services of a fitness center and the contributions it can give you while working out on those belly fats, are, indeed, one of the best help that you can get from a professional person who knows what he is doing.

Hence, it is best to choose the best person who can give you the best services that you need so that you will never get bored again.

The Importance of a Clean Workplace - for Your Money, You Image, and Your Health

April 16th, 2009 by admin | No Comments | Filed in Uncategorized
redants asked:

In the grand scheme of your business, a clean and hygienic office can often be overlooked.  And why not?  After all, it doesn’t take much to clean your own residence - just a few anti-bacterial wipes here and there and you’ve got sparkling surfaces free from the presence of nasty germs and bugs.

Unfortunately, when it comes to office cleaning, a few anti-bacterial wipes are just not going to cut it. Your office can become an incubator for germs if you’re lax about cleaning it.

Just look at it this way: even if you have a business comprised of two or three employees, think of all the germs that they’re exposed to on their way to work - especially if they use public transportation   In fact, a recent investigation into risks for daily transportation commuters revealed that “experts in virology believe poor ventilation and a lack of space can make some forms of public transport a fertile breeding ground (for germs).”  These germs won’t stay on buses or on the tube either; each employee can carry germs to your own office and leave them on everything they touch, which exposes everyone to nasty bugs like the cold and flu.  No one wants to push an elevator button that has the flu germ all over it

Want some more reasons why a clean workplace is important for your business?

A clean office protects your professional image.  If you’ve got clients or business partners who make regular visits to your office, the last thing you want them noticing is a workplace filled with cluttered desks or a break room with a peculiar smell.  Above all, you don’t want any clients or professional peers ending up sick because of a meeting in your office

A clean office will project the image of a tidy, productive, and accomplished business - which is exactly what you want your clients or partners to think   Your workplace should reflect who you are as a business owner and what you want for your company.  So if you’ve got your employees vacuuming their own cubicles or cleaning out the refrigerator in the break room, you’re essentially telling your visitors that not only are you unwilling to promote health and safety for your employees - you’re also likely to possess a poor professional character.  Invest in a professional cleaning service for your office and see how well your sparkling surroundings will protect your own reputation

A clean office prevents lawsuits. Sounds like a big conclusion to make, but the logic is absolutely true:  when you have a clean and hygienic office, you’re protecting your employees and clients from any kind of safety hazards that may lead to nasty lawsuits. For example, if a spill wasn’t properly mopped up or a piece of equipment was leaned haphazardly against a wall, you run a serious risk of having your workers and associates fall victim to these safety traps. Let’s face it - in today’s lawsuit-happy society, the last thing you want for your business is a pending suit, as it can damage both your company’s financial assets and your own personal reputation.  Nip any lawsuits in the bud by calling your local commercial cleaning company today.

A hygienic office will protect your finances. As illustrated above, a clean workplace can protect you from the financial strains of a lawsuit.  But did you know that a clean and hygienic office will also make your employees happy?

No employee starts a job with the expectation that they will be regularly cleaning their own workspace or working in a dirty office.  So if you refuse to hire cleaning professionals for your business, you not only run the risk of unhappy employees - you can lose some serious money and productivity due to sick days.  Protect your company’s assets by keeping your office clean: your employees -and the productivity of your business - will thank you for it.

It isn’t hard to see that a professional cleaning company can work wonders for your company’s overall productivity, morale, and budget.  If you’re interested in keeping your clients and employees happy and healthy - and your own reputation flawless - call your local professional cleaning company today.

It looks good. Although a lot of women do it, I’d like to try it. They claim up to 1000 calories an hour burned.
I’d add in lifting weights too. I don’t want to be a total girly man. lol IMO it is a better cardio workout than Power 90.

Why Hire A Trainer?

April 16th, 2009 by admin | No Comments | Filed in Fitness
Sonja Scali asked:

Fitness is a “journey,” and your body is the “elite sports car,” the most special gift you have been given, that will get you to your destination. If you would like to take the quickest and the surest route to your destination of physical fitness then you may want to hire a personal physical fitness trainer.

Why hire a trainer? Getting fit is more complex than it looks. Consider the following questions:

Did you know that there are more than 1000 exercises that can be performed on the weight room floor?

Do you know which exercises need to be done to help you continue to move through your day?

Do you know what exercises are functional and trigger proprioception? Do you know what ’super sets’ are? Or what compound sets are?

Do you know which are primary movers and secondary movers?

Did you know that women have larger knees then men? Did you know that women start out with 22% more body fat then men?

Did you know that women have less muscle mass than men causing them to have a difficult time losing weight?

Do you know what body type you are? Are you a ‘Mesomorph’, ‘Ectomorph’, or ‘Endomorph’?

Do you really know how to eat?

A professional trainer can answer these questions and set up your routine with your specific needs in mind. As with any important work, there is much to know, but this is by far one of the most valuable tasks that you will ever undertake, because this one is about you and your body.

When personal trainers are Nationally Certified they can answer all your questions and will bring you the latest information, techniques, and workouts from the American College of Sports Medicine.

Certified personal trainers should be able to set up specific programs in lifestyle management, cardio and weight training, to give you a ‘total body’ experience. Fitness is a ‘3 legged stool.’ You must put it all together to get the maximum results. Personal trainers help you get the most from your workouts. You will see the results you need to see, adhering to the program they set up for you, within a 10 week period.

If you are a woman, you face unique challenges that only women face. Personal trainers will help you achieve the fitness goals you have set up for your self with the right information and long lasting ability to continue the process long after you have stopped training with them.

Today is the first day of the rest of your life, and you have taken the first best step by making the decision to begin getting yourself into the shape you would love to be in. Make it happen by hiring the best trainer you can find to bring you from point “A” to point “B” .
